Snowball Developments was created to acquire under-utilized & under-invested properties in the Greater NYC urbanized region (Tristate) with the opportunity for immediate renovations and long-term development potential.
As any child knows, Snowballs are formed small but with the combination of gravity and a long runway can become a massive object with incredible impact. Philosophically, we intend to grow via partnerships and technology which creates the gravity, and by selecting the Greater NYC market we have the world’s longest runway of real estate opportunities.
Once acquired, Snowball will instill a pride of ownership that is directly related to the ability to attract and retain quality tenants and their customers that in turn create pride within the community. Building trust and treating the community as a partner will foster the opportunity to propose additional value-add strategies over the investment horizon.

Brian Ker is the Founder and President of Snowball Developments and brings over 20 years of institutional real estate transactional and management experience spanning the private and public sector across multiple jurisdictions.
He is convinced that by partnering with local experts, sophisticated tenants and astute investors and utilizing new technological applications that there is a modernized and more transparent approach to entrepreneurial real estate investing.

In June 2023, Brian was named to the CT Power 25 by the Hartford Business Journal following the acquisition of six industrial properties across Connecticut over a 12 month span from February 2022 to February 2023.
Scott Sambade has been a long-term fixture of the NYC commercial real estate private equity community with decades of experience in development, acquisitions, dispositions, off-market deals, equity and debt capital markets across all primary asset sectors.
In addition, from 2014 to 2023, Scott led the NYC ULI Mentorship program which witnessed over 1000 mentees enter the program to be mentored by NYC’s leading real estate professionals, offering up a
Scott joined Snowball in 2024 with a core focus on capital markets activity inclusive of acquisition financing, portfolio recapitalizations and developing strategic relationships across the Tristate Region. In addition, Scott’s invaluable experience with respect to commercial development enables him to interface with design and construction professionals through Snowball’s active renovation programs.
Andres Aldrete brings over ten years of commercial real estate experience to Snowball Developments with specific sector expertise in underwriting, construction, asset management and debt financing.
Like Brian, Andres graduated from Columbia University’s MsRED program in 2018, after which he became a partner at Arbol Real Estate, a multi-family owner based in San Diego.
Returning to New York City was a priority, with Andres joining Snowball in February 2025 as Head of Portfolio Management and is responsible in overseeing all aspects of asset management and broader portfolio-wide initiatives to build a more dynamic Snowball Developments.
